ICES — Green Building Process
ICES · Offering Affordable Sustainability
This is how a green building actually comes to life
Eight phases. Every decision matters. Hover any phase to see what happens — and why it matters.
01
It starts before a single line is drawn
N
01
It starts before
a line is drawn
This dashed line marks the site boundary — choose it carefully
These trees have been cooling this spot for decades — keep them
The river tells you where water flows when it rains
A road nearby means public transport access — green points
All this hard surface will trap heat — plan for it now
01
Before the first sketch is made
Choosing the right plot
Don't disturb sensitive ecosystemsRead the land before touching itThe right location carries 20–30% of your green score
The plot you choose sets the ceiling on how green your building can ever be. Get this wrong and you're fighting uphill for the rest of the project.
02
Most of your savings get decided here — on paper
Passive Design Zone
02
Your savings get
decided here
The sun's path — face the building to work with it, not against it
Sunlight flooding in here — lights can stay off all day
These yellow lines are insulation — less heat sneaks through
Wind arrow — air flows through naturally if openings are placed right
These angled fins block harsh afternoon sun before it hits the glass
02
Still on paper — but this is where it counts
Designing with nature, not against it
Which way does the sun move? Work with itLet wind and light do the heavy liftingChange this later and it costs you 10x more
60–70% of what you'll ever save on energy is decided at this stage. Not during construction. Not after handover. Right here, on paper.
03
The machines you pick today will run for 30 years
BMS Monitor
03
These machines
run for 30 years
Solar panels — the roof now generates free electricity every day
The AC unit — sized exactly right, not oversized and wasteful
Wind turbine — another source of free on-site power
The BMS screen — one computer quietly managing everything automatically
Orange = hot water pipe, blue = cold — routed without waste
03
Choosing the building's engine room
The right machines change everything
Solar pays back in 4–6 years, then it's freeThe right AC size saves more than a bigger oneOne smart system quietly runs it all
Think of it like choosing an engine for a car. A poor choice here and you're paying for extra fuel — every single month — for the next 30 years.
04
That rain hitting your roof doesn't have to go to waste
RWH Tank STP Reuse Tank
04
That rain doesn't
have to go to waste
Rain falls here — the pipe catches it straight off the roof
This tank stores the collected rainwater for reuse
This tap uses 40% less water — nobody inside notices the difference
Drip lines deliver water right to roots — not a drop wasted on the garden
Underground tanks — dirty water cleaned here and reused for flushing
04
Planned alongside design — not as an afterthought
Water that comes in should stay in
Catch rain from your own roof — it's freeClean and reuse dirty water on-siteSmarter taps, same feel — far less water
India has a water problem. A building that catches its own rain, cleans its own waste water and reuses both — that's not just green, that's just smart.
05
Every material has a hidden cost — choose better
♻ Fly Ash Concrete Recycled Steel FSC Timber Regional sourcing ≤ 500 km Low-VOC Certified
05
Every material
has a hidden cost
These blocks have power plant waste (fly ash) mixed in — stronger and greener
Recycled steel — melted from old steel, uses 75% less energy to make
This timber comes from forests that are actually being looked after
This radius shows sourcing within 500km — less truck, less pollution
Low-VOC certified — no toxic fumes hiding in the paint and glue
05
Before the first delivery truck arrives
What you build with matters as much as how
Industrial waste in concrete = stronger and greenerRecycled steel, responsible timber, local sourcingNo toxic chemicals hiding in your walls
Every brick, every beam, every tin of paint has a carbon cost baked into it before it even arrives on site. Choosing better here cuts that by 30–40%.
06
How you build matters just as much as what you build
Waste Segregation
06
How you build
matters too
This green netting stops construction dust reaching neighbours' lungs
The crane lifts materials safely — everything tracked, nothing wasted
Three bins — green for wood, yellow for metal, red for waste. All recycled
Hard hat, proper shade — worker safety is part of the green certificate
Silt fence at the base — stops muddy runoff washing into city drains
06
When the real work begins on the ground
A clean site is part of the certificate
Dust, mud and noise — all managed and documentedEvery scrap sorted and recycled, not dumpedAuditors check the site, not just the drawings
A messy, wasteful construction site can cost you credit points you spent months earning on paper. The way you build is part of the green story too.
07
The inside of the building is the actual product
IAQ
07
The inside is
the real product
Full-height glass — actual sunlight reaching inside, no lights needed during the day
This IAQ sensor checks if the air is actually clean — not just cool
Ventilation grille — fresh air in, stale air out, not the same air on repeat
Indoor plants — they clean the air and make people feel calmer
Acoustic panels on the walls — tested so noise doesn't bleed between rooms
07
Fitting out and finishing what people actually experience
A building that feels as good as it performs
Clean air, real daylight, actual quietNo toxic fumes from paint, floor or glueAll measured and verified before handover
People in well-designed green buildings are 15–25% more productive and take 30% fewer sick days. The outside might win the certificate — the inside wins the people.
08
Getting the certificate is not the finish line
Energy Monitor Performance over time PLATINUM LEED Certified Performance Verified IGBC · GRIHA · LEED EV
08
The certificate is
not the finish line
Live dashboard — energy and water use tracked in real time, problems caught early
The certificate — every promise made in the design, now verified and proved
Green roof — living plants that insulate, cool and manage rainwater
Vertical garden — a wall of plants that cools, cleans air and looks stunning
EV charger — running on electricity this building generates itself
08
The building is done — now prove it delivers
Does it actually work? Let's find out
Every system tested before the keys are handed overLive dashboards — problems caught before they cost moneyAnnual check-ups keep it performing for decades
A building that gets certified on day one and is never checked again isn't really a green building. One that keeps performing for 30 years — that's the real thing.
